What are my responsibilities as a tenant?
As tenant you are required to allow access to your property for a PHA appointed CORGI registered engineer to perform the annual gas safety check as well as any necessary remedial work. You have a legal responsibility not to use appliances that you know or suspect to be unsafe.
If the engineer requests your permission to disconnect such an appliance it would be in the interests of your own safety, and that of others, to agree.
Many aspects of gas safety may rely on others, but whether you are a tenant or an owner-occupier you also have certain responsibilities. Some of these are formally listed in the gas safety regulations, while others are common sense.
- don’t use gas appliances that you know or think are unsafe
- report faulty equipment to PHA
- don’t block any ventilation or flues needed for gas appliances to work safely
- don’t do DIY work on gas appliances or pipes.
