A year of accomplishments and challenges for PHA

Using the financial strength of the new two-counties housing group, Penwith Housing Association (PHA), has brought 161 new homes into its management across Cornwall during the past year as part of Devon & Cornwall Housing group.

That will be one of the positive messages from Chief Executive, Andy Moore and Chair of the Board, Gail Hunt at the PHA Annual General Meeting, to be held soon at St Ives. A key theme of the meeting will be that the year has been one of accomplishments and challenges. Surveys point to a ‘significant’ rise in overall satisfaction with the association as landlords and the drive to diminish anti-social behaviour has also led to increased resident satisfaction.

PHA is a major social landlord in the county with over 120 staff delivering services to nearly 8,000 homes. During the year it has been consolidating its position as part of the Devon and Cornwall Housing group (DCH) with major consultation with residents and stakeholders.

“Being part of the group has enabled us to save money in many areas including development, building construction and providing resident-led improvements to a number of neighbourhoods.

“We have continued with our programme of major work to our properties at a cost of over £3-million, meeting our target by replacing some 1,525 kitchens, 1,508 bathrooms and 460 heating systems,” state Mr Moore and Mrs Hunt in their recent publication the ‘PHA Annual Review’.

“We have continued to work closely with Cornwall Council in helping them deliver new homes and regenerate neighbourhoods, and will maintain that relationship.

“We have expressed our concern about the cuts in the Supporting People budget which provides assistance to many vulnerable residents and are seeking to minimise any effects,” they add and pay tribute to the continuing voluntary work of the PHA Board.

The annual review meeting will be at the Tregenna Castle Hotel, St Ives, on Tuesday 20 September when the guest speaker Richard Connolly, DCH Group Director of Investment, will talk about their new affordable housing programme.
