Explaining decent homes

The government has asked all housing associations in England to achieve the Decent Homes standard by 2010.

Under this new standard, a Decent Home is one that is wind and weather-tight, economical to keep warm and has reasonably modern facilities.

We are very positive about implementing the Decent Homes standard and have already implemented a large-scale improvement programme.

We have collected detailed survey information on the condition of our housing. Using this information, we have identified work needed to ensure all our homes meet the Decent Homes standard by 2010.

We started on this major programme of improvement work in 2005 and work will continue over the following years until all homes meet the standard. Many or our newer or refurbished homes already meet the standard.

We have been working closely with groups of tenants to prioritise this work and have put it into a detailed programme - see the link at the bottom of this page.

The programme ensures that many homes will receive new kitchens, bathrooms and heating systems. Some homes will be reroofed or re-wired.

The Decent Homes standard does not include double glazing but if existing single-glazed windows cannot be repaired we will generally replace them with double-glazing.
